Thinking About Buying? Remember These Three Things!

Written by Copper Hill | Wed, Mar 30, '22

Pennsylvania’s most famous groundhog will say what he wants, but with the warm air sweeping through the City of Brotherly Love, it’s undeniable that the first days of spring are here! That means it’s time to start thinking about trips to the shore, nice afternoons strolling through the city, and soon enough, the long-coveted days of summer. And if you’re thinking about moving, the springtime is an excellent time to consider purchasing a home!

The emergence of spring often means the emergence of a new real estate market. Winter rehabilitations turn into spring listings, sunny days mean more foot traffic and open houses, and as the days get warmer, so too does the local market. If you’re thinking about making a purchase this spring, make sure to keep these three things in mind.

Go See The House In Person

Now that the pandemic-related restrictions have loosened, it’s a great time to go see places in person! Seeing photos online or receiving a virtual tour are great ways to get acquainted with a space, and can work in a pinch (or for out-of-town viewers), but the only way to really get to know a house is to go exist within its walls. Whether you’re going to an open house or receiving a private tour, any house that’s strong enough to pique your interest above the rest is well worth visiting in person. We recommend always going with your real estate agent, and it never hurts to bring a measuring tape and notepad with you.

Line Up Your Lender

Unless you’re planning to buy a house entirely in cash, you’re going to need a loan. The mortgage origination process can take some time. It requires diligent financial research and record keeping, constant communication with potential lenders, and ultimately, an approval by the mortgage company you wish to use. If you’re interested in seeing houses in person, it’s well worth beginning to explore your lending options. It’s always smart to begin contacting lenders as soon as you’ve got an idea of what you’re looking to purchase. That way, when you find the right place, you’ll be ready to make an offer.

Don’t Fall In Love Until the Ink Dries

It’s easy to get windswept and fall head over heels for the perfect house, but it’s also important to remember that if you love a place, chances are that somebody else does as well. When touring units, keeping a level head is critical to ensuring that you’re not overlooking issues and more importantly, not overpaying. Evaluate your options in a clear frame of mind and trust your agent to help you make your decision.
